Rachel has voted in favour of the government’s bill that will introduce the biggest improvement in rights for renters in a generation.
The Bill will empower renters by providing them with greater security, rights, and protections so that they can stay in their homes for longer, build lives in their communities and avoid the risk of homelessness. It will also end section 21 “no-fault” evictions and introduce a new, modern system that removes fixed-term tenancies, something the Conservatives repeatedly promised to do and consistently failed to deliver. In addition, tenants will only be required to provide two months’ notice to leave, and deposits will be capped at one month’s rent.
The legislation will empower tenants to challenge unfair rent increases that are designed to drive them out. It will prevent tenants from being bound by rent review clauses, putting them in a stronger position to challenge unreasonable rent hikes at tribunal.
The bill will also tackle the blight of poor-quality homes, because too often private rental accommodation is cold, damp and in a state of disrepair. The new law will apply a Decent Homes Standard to private rented properties for the first time, which will require privately rented homes to be safe, secure, and free from hazards.
